Welcome to the website of Kingswood North Estate Company Ltd (KNECL)!.
Kingswood North is a leafy private residential estate of some 200 properties built, as the name suggests, surrounded by an area of historical woodland and open countryside. It is situated within a short walk of Kingswood village which has its own village hall, alongside local shops, restaurants, a cafe and pub. Larger shopping and entertainment facilities are nearby in Reigate, Banstead and Epsom.
Initially developed by Costain in the late 1920s, it is now owned by its residents through KNECL and has an notable mix of original and renewed properties. The central green at the heart of the estate features a solitary electric light standard and original sub-station dating back to 1914, which is listed as one of the few remaining examples of such infrastructure anywhere in the country.
In recognition of the estate’s heritage and attractive features, Reigate and Banstead Borough Council designate it as a Residential Area of Special Character and, in parts, a Conservation Area.
While secluded and quiet, the area enjoys excellent communication links. Junction 8 of the M25 is approximately four miles away, providing access to Gatwick and Heathrow airports, as well as the south coast, while the A217 offers a direct route into London. Kingswood railway station, located in the heart of the village, provides direct services into London Bridge and London Victoria.
The area has a number of excellent schools, including Chinthurst, Aberdour, Reigate Grammar, Epsom College and The City of London Freemen’s School. Examples of many adult learning opportunities are found at East Surrey College and NESCOT.
Kingswood village has a very popular and informative website kingswoodvillage.org run by the Kingswood Residents’ Association (KRA), containing details of the many organisations and community groups that contribute to village life. These include the Kingswood Village Community Association (KVCA), which publishes its own quarterly magazine, and the KRA. There are other clubs and societies, including the Kingswood Amateur Dramatics and Dance Society (KADDS) which puts on regular shows in the village hall.

Nearby are several golf clubs: Walton Heath, Kingswood, Surrey Downs, RAC Woodcote Park, Cuddington and Chipstead. Epsom Downs racecourse (home of The Derby) is only a few miles away and directly linked by rail from Kingswood station. For walkers and riders there are extensive paths throughout Banstead Common, Banstead Heath, Banstead Woods, Walton Heath, Headley and Chipstead. Kevin Connolly
